So you've decided to sell your home...what now? Before you list your property, you'll want to take some simple steps to get it ready to sell.

Preparing the Interior:
  • Eliminate clutter & put some furniture in storage to make your home appear more spacious.
  • Get rid of any stale or unpleasant odors.
  • Freshen up paint.
  • Replace worn carpet/ polish hardwood floors
  • Clean / Organize garage
  • Clean/ Organize closets
  • Replace burned out light bulbs
  • Put personal items such as family photos away - you want visitors to be able to imagine this as their home, not yours.
Preparing the exterior:
You've heard about curb appeal - it's the first impression your home makes on prospective buyers.
  • Make sure your lawn is green and healthy looking.
  • Freshen up paint on front porch and accent areas around entryway.
  • Plant colorful flowers along walk way and yard..
  • Pick weeds/ scatter shredded cedar or bark around plants and trees for a fresh look
  • Store excess outdoor items that make yard appear cluttered.
  • Repair any easily fixable areas on fencing.
Prepare for the home inspection:
Any prospective buyer will perform an inspection on your home so it's a good idea to take some steps to get ready for this. Make sensible, cost effective repairs - things like updating caulking in bathrooms, fixing wax ring on toilets, repairing dry rot on window panes, make sure water heater is secured, etc.
Avoid large home improvement projects - focus on things that are affordable and will limit the number of items called out on an inspection report.
